The other thing about Dubai Marina — the end-of-lease pressure is real. We get more calls from Marina in April and May than any other month. The Dubai Marina Buildings We Know Inside Out

• Marina Gate (1, 2, 3) — Select Group: Managed by EMAAR. Service lift access 8am–10am and 2pm–5pm weekdays only. Written NOC from facilities management required. Email response is slow — we call directly.
• Princess Tower: One of the tallest residential towers in the world. Service lift is at the back of the building. Security desk requires ID from all crew. We go to level B1 service entrance on 1 Sheikh Zayed Rd.
• Elite Residence: Emaar Facilities Management. NOC needed. Bulky items (mattresses, sofas) need to be wrapped in plastic before entering the lift. We carry wrapping material as standard.
• Marina Promenade (Attessa, Botanica, Delphine, Aurora, Crescendo): Emaar MENA. Security requires 24-hour advance notice for removal. Call us the night before or first thing morning of for same-day.
• Cayan Tower (Infinity Tower): Managed by Cayan. Service access from the east side of the building off the service road. No access after 5pm — strictly enforced.
• Sulafa Tower: Private management. Generally flexible. Passenger lift can take smaller items. Security usually cooperative if you have a reason letter.
• JBR — The Walk and The Beach: Muraba, Sadaf, Rimal, Bahar, Amwaj clusters. Emaar-managed. Very strict. Each cluster has its own management contact. We have all of them saved.
• Marina Square (Al Reem Island style development, Al Raha side): Aldar managed. NOC through their tenant portal. We can advise which cluster you’re in and what the process is.

What We Remove From Dubai Marina Apartments and Villas

Everything that needs to go after you sign the Ejari handover form:

• Sofas, sectionals, L-shapes — disassembled if needed to fit the service lift
• Beds, mattresses (all sizes), bed frames, divan bases

A studio on a low floor in Sulafa with a sofa and bags is going to be very different from a 3-bedroom on the 40th floor of Marina Gate with two wardrobes, a king bed, and a full kitchen. The Dubai Marina Seasonal Reality

Dubai Marina empties out noticeably in June, July, and August. Families leave for summer — back to Europe, back to South Asia, back to wherever home is. Before they go, a lot of them call us. Old furniture that’s not coming back. Kids’ stuff from the school years. Gym equipment that didn’t get used. The timing matters: if you’re leaving in early June, book us for late May. The slots fill up.

Ramadan changes our schedule slightly. During Ramadan we operate on adjusted hours — WhatsApp is the best way to reach us quickly at that time. We still show up. We still get the job done. We just work the hours that work during that period.

Dubai Municipality Compliance — Why It Matters in Marina

Dubai Marina buildings are managed by some of the most compliance-aware facilities companies in the UAE. EMAAR Facilities Management, Asteco, Better Homes — they take waste removal seriously. Which means you should too.

Under Law No. 18 of 2024, fly-tipping anywhere in Dubai — including common areas in a Marina tower — is a criminal offence. Fines start at AED 5,000. We have seen building security call the authorities on people trying to leave mattresses in the bin room or stairwell. It is not worth the risk.
